Q: IS PLANNING CONSENT REQUIRED?
A: In most circumstances planning consent will not be required, as it may be classed as Permitted Development. This relates to distance to your boundary, overall height, volume, if your building is listed, and so on. You may need to enter into Party Wall Agreements with your neighbours, and Building Regulations may be required if the pod is greater than 15m2 and closer than 1m from the boundary.

Q: DOES IT REQUIRE FOUNDATIONS?
A: Yes they are required but the extent will depend on the ground conditions, site location, and size of pod. We are able to determine this once a brief has been agreed and site inspection carried out.

Q: HOW STRUCTURALLY SOUND IS IT?
A: Our pods are constructed using a steel frame which allows us to provide large, unimpeded floor areas. This means the size is almost limitless.

Q: WHAT MATERIAL IS USED ON THE OUTSIDE?
A: The favoured wrap is fibreglass which is prepared in moulds by boat builders to provide a beautiful waterproof smooth finish. This can be any colour you like. So if you wish to stand out or blend in, it's up to you! The front and rear can be clad with materials of your choosing. Other roofing materials are available such as steel, aluminium, timber, or 'green' (e.g. sedum).

Q: HOW LONG DOES THE PROCESS TAKE?
A: This is not an 'off the shelf product'. There is design time, project planning, manufacturing lead in and mobilising of labour times to consider before work on site commences. Actual build time should only take 4-6 weeks, ie considerably less time than an extension or loft conversion to your home, but obviously depends on complexity. The only inconvenience might be connecting services to your premises and reinstatement of external areas. We will take our time to get it right.

Q: IS IT PORTABLE?
A: Depending on size and access, then yes. You will of course need to ensure it's possible to transport it to the final destination. If it is between 8 and 10 feet and no longer than 40 feet it can be loaded onto a truck. The form of construction needs to be adapted, so warn us in advance so we can manufacture the frame accordingly.

Q: IS IT HEATED AND CONNECTED TO SERVICES?
A: Our Pods are designed and insulated to meet Building Regulations for a habitable room. Costs to connect services can only be priced upon inspection. Once the scope of work is known, a separate cost will be provided, which will include our overheads and profit together with an allowance for reinstatement of disturbed ground.

Q: IS THE POD GUARANTEED?
A: Our Pods are guaranteed for 10 years against leaks and structural failure. For further peace of mind we can offer to deduct 2.5% from the Final Valuation which you retain for six months following Practical Completion.

Q: HOW MUCH DO I NEED TO BUDGET
A: You should allow between £1600 and £2000 per m2 excluding VAT. This of course depends upon on the function, fit out and specification you require. Everything is priced in detail before you need to commit.
